Terms of Service

These Terms of Service ("Terms") govern your access to and use of iRental, a corporate-leasing outreach platform operated by Rentalizer LLC ("we," "us," or "our"). By creating an account or using iRental, you agree to these Terms.

1. The service

iRental helps corporate-housing operators identify apartment communities in their target markets and reach out to those communities about leasing multiple units. The service includes property research, outreach automation via your connected email account, reply monitoring, classification, and follow-up cadence.

2. Account eligibility

You must be at least 18 years old and have the legal authority to enter into these Terms on behalf of yourself or your company. You agree to provide accurate, complete information when creating your account and to keep it up to date.

3. Acceptable use

You agree not to use iRental to:

• Send messages that are unlawful, harassing, deceptive, or that violate any applicable anti-spam, telemarketing, or privacy law (including CAN-SPAM in the United States).
• Misrepresent your identity, your company, or your intentions in outreach messages.
• Send outreach to recipients on the federal Do Not Contact list, our internal Do Not Contact list, or anyone who has asked you to stop contacting them.
• Reverse engineer, scrape, or interfere with the iRental service itself.
• Resell, rent, or sublicense access to your iRental account.

You are solely responsible for the content of the messages sent from your connected email account through iRental and for ensuring those messages comply with applicable law.

4. Email account connection

iRental requires you to connect your own email account (Gmail or Microsoft Outlook) to send outreach. By connecting your email account, you grant iRental permission to send messages on your behalf and to read replies to those messages. You can disconnect your email account at any time. 5. Subscriptions, billing, and automatic renewal

iRental offers paid subscription tiers billed monthly via Stripe. The following terms apply to all paid subscriptions.

5.1 Billing period

Your subscription is billed in advance for each monthly billing period. Fees are non-refundable except at our discretion.

5.2 Payment

You authorize us to charge your chosen payment method for all subscription fees. If a payment fails, we will attempt to retry. Repeated failed payments may result in account suspension.

5.3 Automatic renewal

Unless you cancel in accordance with Section 6, your subscription renews automatically at the end of each billing period for another monthly billing period. You will be charged the then-current subscription fee on each renewal date. You may cancel at any time subject to the thirty (30) day notice requirement in Section 6.

5.4 Minimum commitment

Your subscription requires a minimum commitment of four (4) months. You will be automatically charged for each of the first four (4) monthly billing periods regardless of when you submit a cancellation notice. After the initial four-month term, your subscription continues on a month-to-month basis and may be cancelled at any time subject to the thirty (30) day notice requirement in Section 6.

6. Cancellation

• Cancellation requires a minimum of thirty (30) days’ advance written notice. Notice must be sent to team@rentalizer.ai, or submitted through the cancellation function in your account dashboard if one is provided. Notice is effective on the date we receive it.
• If we receive your Notice of Cancellation at least thirty (30) days before your next renewal date, your subscription will not renew, and your access will continue through the end of your current billing period.
• If we receive your Notice of Cancellation fewer than thirty (30) days before your next renewal date, your subscription will renew as scheduled and you will be charged for that upcoming billing period. Your cancellation will then take effect at the end of that renewed billing period, and you will retain access to the Service for its duration.
• Cancellation requests must be in writing. Verbal statements, cancelling your payment method, initiating a chargeback, or simply ceasing to use the Service do not constitute a valid Notice of Cancellation and will not stop billing.
• We do not provide refunds for partial billing periods except at our discretion.

7. Property data

iRental scrapes property information from public rental listing websites at your direction when you create a campaign. You acknowledge that this property data is sourced from third-party sites and we make no representations as to its accuracy or completeness. You are responsible for verifying property details before relying on them for business decisions.

8. Ownership

iRental, including all software, designs, documentation, and trademarks, is owned by Rentalizer LLC. We grant you a limited, non-exclusive, non-transferable license to use iRental for its intended purpose during your active subscription. You retain ownership of the content you create within iRental (messages, contacts, notes).

9. Disclaimers

iRental is provided "as is" without warranties of any kind, express or implied. We do not warrant that the service will be uninterrupted, error-free, or that any specific business outcome will result from its use.

10. Limitation of liability

To the maximum extent permitted by law, Rentalizer LLC's total liability arising out of or relating to these Terms or your use of iRental shall not exceed the amount you paid us in the twelve months preceding the claim. In no event shall Rentalizer LLC be liable for indirect, incidental, special, consequential, or punitive damages.

11. Indemnification

You agree to indemnify and hold Rentalizer LLC harmless from any claims, damages, or expenses arising from your use of iRental, your violation of these Terms, or your violation of any applicable law (including spam laws or third-party rights).

12. Termination

We may suspend or terminate your account at any time if you violate these Terms or use the service in a way that exposes us or other users to risk. You may terminate your account at any time by cancelling your subscription and emailing team@rentalizer.ai.

13. Changes to these Terms

We may update these Terms from time to time. When we do, we will revise the "Last updated" date and, for material changes, notify you in-app or by email. Continued use of iRental after the effective date constitutes acceptance of the updated Terms.

14. Governing law

These Terms are governed by the laws of the State of California, United States, without regard to its conflict of laws principles. Any dispute arising out of these Terms shall be resolved in the state or federal courts located in San Diego County, California.

16. Acknowledgment

By subscribing to iRental, you acknowledge that you have read and understood these Terms, including the thirty (30) day cancellation notice requirement in Section 6 and the automatic renewal terms in Section 5.3.
